Understand the Shoreline Rules

Duke Energy owns the lakebed. Every dock, boat lift, and shoreline modification requires a Duke Lake Services permit. Never buy waterfront without confirming existing permits transfer.

The Towns

  • Mooresville — Race City USA. Growing fast, family-friendly, great schools.
  • Cornelius/Davidson — Historic, walkable, top-rated public schools.
  • Huntersville — Bigger box, easy Charlotte commute.
  • Denver/Sherrills Ford — Quieter, more land, longer commute.

Waterfront vs. Water-View vs. Water-Access

These are not the same. Waterfront means your property line touches the water. Water-view means you can see it. Water-access means there's a community dock or common area. Ask us for the exact distinction on any listing.
