Timing Your Move
Inventory peaks April through August. If you're flexible, Q1 gives you less competition. If you have kids, aim to close by mid-June to catch the school calendar.
Taxes
NC has a flat state income tax (currently 4.5%). Property tax varies wildly by county — Mecklenburg is higher than Catawba. Sales tax is 4.75% state + local.
Insurance
Home insurance is generally reasonable inland. If you're near the coast (which we do not primarily serve), you'll need wind/hail riders. Flood insurance is only required in FEMA A/AE/V zones — we check every property.
Six Things Nobody Tells You
- Well/septic inspections take longer than you think.
- HOA transfer fees can be $500–$1,500.
- Attorneys close, not title companies (unlike many states).
- Radon is real in the foothills — always test.
- Property tax bills come once a year, in September.
- You'll need a NC driver's license within 60 days.
