Western NC market: what we're seeing right now
A quick read on inventory, days on market, and price trends across Hickory, Lake Norman, and the Foothills.
Inventory across Western North Carolina remains historically tight relative to buyer demand, but the market is starting to breathe.
Catawba Valley
Hickory, Newton, and Conover continue to see well-priced homes go under contract in under two weeks. Median days on market is trending down month-over-month, and turnkey homes under $450K are still fielding multiple offers.
Lake Norman
Mooresville, Denver, and Cornelius are still the region's hottest submarkets. Waterfront inventory turns over quickly; expect competition on anything with a private dock.
The Foothills
Morganton, Granite Falls, and Lake James have all seen renewed relocation interest, especially from remote workers looking for space and views without Charlotte prices.
What it means for you
- Sellers: pricing is everything. A slightly aggressive number with cinematic marketing still wins.
- Buyers: pre-approval + a broker who can move fast are your two biggest levers.
